When it comes to Student Accommodation opportunities, one of the key considerations is timing and the ability to ensure that completion is done before the beginning of a new term.

Developers have a few options here:

Forward Funding: Our Institutional partner may consider purchasing the land and pay for all the build out costs.
Once completed they retain the asset as a long-term investment. 

The advantage for the Developers is that they have a secured exit and focus on making profit on the Build out.

Forward Commit: Our Institutional partner may wish to avoid the development risk by exchanging contracts with a deposit and then guarantee the purchase of the asset on ‘project completion’.  Here, the Developer would need Senior Debt to build out the project.  

However, the Developer may also wish to build out and retain the student accommodation as a long-term investment.
